Capitol Hill, Denver Homes: More Information

Capitol Hill homes are still largely affordable with a median sales price of well under $200,000. Gentrification is ongoing and has caused home values to climb steadily. Over 95% of Capitol Hill is developed; making it Denver’s most densely populated neighborhood.

There are many amenities near Capitol Hill homes, in addition to the close proximity to Denver's Central Business District, lying just southwest of the neighborhood.  Shops and restaurants can be found along major arterial routes, such as Colfax, Broadway and neighborhood intersections.  13th Street has many famous and historic businesses, such as Bender’s Tavern, Capitol Hill Books, City O’City, Kilgore Books & Comics, the first Quizno's Sub restaurant and Wax Trax Records.  Many of Capitol Hill’s mansion homes have been converted into offices, with newer office buildings along the western end of Broadway.

In the late 1800s, Capitol Hill was populated by the Denver elite, many of whom made their millions in silver mining.  The silver crash in 1893 emptied many of the homes of Capitol Hill and caused real estate investors to focus on building cheaper multifamily dwellings.  World War II and Interstate 70 caused former residents to take up their abodes in the roomier suburbs, leaving Capitol Hill open to artists, musicians, writers and poets who took advantage of cheap rent in the latter half of the 19th century.  Notable former residents, such as Jack Kerouac and Allen Ginsberg also helped establish neighborhood character.

Interesting Trivia:  Colfax Avenue is the longest continuous street in the U.S. at 26 miles long.  It is currently being redeveloped to make it more pedestrian friendly.
