Cheesman Park, Denver Homes
Named for the 80 acre park at its center, Cheesman Park was once a posh area of Denver at the turn of the century, troubled by the crumbling cemetery in its midst. The city decided to make the cemetery into a park that was named for Walter Cheesman, a Denver pioneer in whose name was donated the Greek style pavilion that stands in the eastern part of the park today.
Cheesman Park is bounded by Colfax Avenue to the north, York Street to the east and Downing Street to the west. To the south, depending on who you’re talking to, the neighborhood extends to either 6th or 8th Avenue.
Many of the lavish homes that stood in the early days of Denver still grace the streets of Cheesman Park with examples of Victorian, Tudor, Greek Revival, and Colonial architecture. To the north and east stand high-rise condo complexes and townhomes. The dense population of the neighborhood largely lives in these units; the single family homes in the neighborhood are mostly luxury properties.
Only about a quarter of Cheesman Park homes are owner-occupied. The more upscale condos are of interest to Denver real estate investors, as Cheesman Park luxury apartments are in high demand.
Cheesman Park real estate has been augmented by renovations in recent years. The area now sports gaslight-style street lamps along Humboldt, mature oak and maple trees, “pocket gardens” and pedestrian paths. Many residential properties also sport wrought-iron fencing.
The main attraction of this area is, of course, Cheesman Park, but there are also a number of shopping and dining opportunities in and near the area, especially around 13th Avenue and Colfax. The Denver Botanic Gardens adjoin the park and contain a number of publicly accessible gardens and an amphitheater that hosts summer concerts.
